Wood-frame construction makes up a significant share of residential low-rise construction across British Columbia. Mixed-use (commercial and multi-family) buildings and stacked townhomes are active across Metro Vancouver right now. Since a change to the BC Building Code in 2009 raised the permissible height for wood-frame residential buildings from four storeys to six, we’ve seen this type of construction built at scale across the province. The volume is real, and so is the coordination pressure that comes with it.
If you are a GC or developer moving through preconstruction on one of them, you have probably had some version of this conversation: Does a wood-frame project actually need BIM?
The answer might seem like an upfront cost that most preconstruction budgets are not built to carry. The cost of deploying BIM is visible on day one, but the cost of skipping it is not visible until the framing is up, gaps show up during rough-in, and systems cannot fit where they need to go. By then, sacrificing the design and giving up space is no longer avoidable, and that space could sometimes be saleable or rentable space.
The Need for BIM in Low-Rise Wood-Frame Construction
It’s understandable to assume wood-frame projects need less coordination than concrete towers. We’ve been building this way for years, and adding BIM to the process can sound like an extra expense. But if that’s true, why do the same coordination issues repeat project after project, with the same mistakes, the same surprises on site, and delays to the construction schedule?
These all turn into change orders, schedule delays, RFI logs, admin burnout, mid-project unwanted design changes, weekly coordination meetings with a room full of people, and disagreements between stakeholders.
BIM is introduced to catch these problems early, in a single federated model where design and construction-level information are coordinated before anyone mobilizes to site. Fixing an issue in the digital model is far cheaper than improvising in the field.

The current pace and volume of construction is growing faster than the industry can train skilled labour to meet it, especially with fewer people from newer generations choosing this trade. That gap means we need to shift toward more accurate design before construction starts, so fewer hours are needed on-site, allowing less manpower to generate more productivity and compensate for the volume of construction needed.
The Need for More Compact Buildings and Complex Designs
Buildings are more compact, designs are more complex, and every square inch of space matters, which makes it necessary to avoid bulkheads and minimize waste. New designs need to meet higher standards for indoor environment quality, sustainability targets, energy efficiency, and safety.
The buildings and equipment we work with today aren’t what we were building 20 years ago. Coordinating that level of complexity and information with the same methods we used back then just doesn’t hold up anymore.
Competitive Market and Tight Budgets
Developers need a solid reason to invest, whether it’s a private project or a public one funded by government. That pushes for faster construction, because speed is directly tied to profitability. The less time spent on site, the higher the profit margin, for developers and every trade involved. This can’t happen unless we identify, resolve, and coordinate all the issues ahead of construction.
